The best time is after the boxes leave
A nearly empty home may look ready, yet a few pieces of furniture and stacked boxes still block walls, closets, and floors. Schedule cleaning after the movers and before key handoff, with time left for a check.
When that window is impossible, split the work: kitchen and bathroom while rooms are emptied, then floors and touch-ups after departure. The two teams should not work in the same zone.
- Movers finished
- Water and power still on
- Keys available
- Time reserved for inspection
Cleaning, repairs, and hauling are three jobs
Cleaning addresses dirt and ordinary residue. It does not fill holes, repaint walls, replace caulking, or automatically haul abandoned furniture.
Inspect the property before requesting a quote. Make three lists: clean, repair, remove. You will know which trade to contact and avoid an unrealistic expectation.
- Dirt and grease: cleaning
- Holes and paint: repair
- Furniture and bulky waste: hauling
- Significant mould: specialist assessment
The tenant checklist
Review the lease and keep dated photos of the final condition. Focus the request on the kitchen, bathroom, closets, baseboards, and floors. Empty cabinets when their interiors need cleaning.
A deposit return or any landlord decision cannot be guaranteed by the provider. Cleanliness is one part of property condition, not a legal promise.
- Before-and-after photos
- Cabinets and appliances emptied
- Waste removed
- Job record retained
The landlord or manager checklist
Confirm repairs and dust-producing work first. Cleaning before sanding or painting often creates a second job. Then provide a list tied to the next occupant’s use.
For several units, keep a standard list but add an exceptions section: dirtier appliance, excluded balcony, recent work, or unusual access. Consistency comes from good records, not one list applied blindly.
- Dusty work finished
- Appliance condition documented
- Next occupant date
- Unit-specific exceptions
